And while that may have been true for some time, Collingwood is quickly growing which offers opportunities for young families and professionals like never before. The Rural Ontario Medical Program (ROMP) in conjunction with a new Council is placing a high emphasis on bringing doctors and medical professionals to the area. With this increase in professionals coming to the region, many of them are seeking accommodations by way of rental units. The Town of Collingwood has seen an increase in population that has far surpassed the original census projects. The Town has also established a dedicated task force of volunteers to address how to bring more rental units to the community to serve the demand. The Affordable Housing Task Force was established in March of 2021 to help address the shortage of affordable rentals in Collingwood. I am proud to say that I am an appointed member of this Task Force and all of the work that we have done since inception. Coming into 2023 some of the highlights that have been accomplished by the Task Force to date include the establishment of a housing reserve fund, the budgeting and hiring of a dedicated housing specialist and the investigation of the redevelopment of the Johnson Trust Apartment Complex to develop more affordable units for our community. I have had the privilege of serving as the Secondary Suite Specialist for the Task Force, taking the lead on all things related to the creation of accessory dwellings. Having personally completed over 50 of these in the last three years, the Task force is currently working with the Town to create a Rapid Deployment Program geared towards accessory dwelling units with the hopes of incentivizing more individuals to invest in Collingwood and create more rental units. The Town of Collingwood has a goal to create 100 accessory dwelling units this year alone. As with all investments, real estate is a “hurry up and wait” game. True wealth in real estate is made in long term buy and hold real estate. The sooner you get into the market, the sooner you are on your journey to real estate success.
