Proof Of Funds Service Keyspire members have access to our POF service to help them make offers in the USA. Most Realtors in the USA require a Proof Of Funds before they will submit an offer to the seller. If a seller requires additional information, they are put into contact with me and I personally verify the POF. This dramatically helps offers get accepted. If I buy and rehab, do you have seasoning requirements before refinancing?
It depends on the deal. If seasoning is required, it would be for 6 months.
Do you offer cash-out refinance? Do you have a minimum DSCR and does this affect the LTV or interest rate?
Yes. Minimum DSCR is 1.25 Rates and LTV are not dramatically affected by DSCR
What would be a realistic loan on purchase price and rehab for someone with no prior experience in real estate investing?
We lend 90% of the purchase price and 100% of the rehab.
Does credit score impact the percentage that you will lend?
Yes. The higher the credit score the better.
How many points do you charge?
Depends on the deal. Points vary for a variety of reasons and projects.
